there are plenty of room available right now, it is a bull market for tenant.
My recommendation is
1) walking distance is the best
2) train is much better than bus
3) don't need to be close to any supermarket, because they all close by 9:00pm and 5:00pm on weekends. Besides you will have access to shopping on Rundle Mall, where the Saibt is.
4) South part is better and safer than North of Adelaide, East and West are also good, but the public traffic system is very sad in comparison to the South part.
In a word, try to find places close to the noarlunga train line, start from adwardstown, further extend to woodlands park, Ascot park, Marion, Oaklands park, Warradale, Hove, Brighton, Seacliff, Marino, Marino Rocks, Hallet cove, Hallect Cove beach, Christie Downs, ends at Noarlunga Centre.
It takes 45 minutes for this train to travel from Noarlunga centre stop to the City stop (and then 5-10mins walk to the Saibt)
So if you are willing to walk 30min, you should look for rooms no farther than Brighton. Actually, Oaklands park area is the best, why?
1) close to the biggest shopping centre in Adelaide, (10 mins walk)
2) only 15 mins travel to the city and the train will come every 15 mins during the day.
